Most New York City apartments sit on concrete slabs. Wood can go right over them, but moisture, sound rules and floor height all need a plan before the first board goes down.
The Short Answer

Wood floors over concrete work well in New York City apartments when three things are handled first: the slab's moisture, the building's sound rules, and the right board construction. In most cases that means engineered hardwood, glued down or floated over an approved underlayment, after the slab has been tested.
Step 1: Test the Slab for Moisture

Concrete looks dry long before it is. A slab can keep releasing moisture for months or years, especially in older buildings and at grade. Too much moisture can cup boards, break glue bonds and lead to mold. Have the slab tested before installation, and use a moisture barrier or vapor retarder suited to the result.
Step 2: Check Your Building's Rules
Many co-op and condo buildings in New York City require board or managing-agent approval for new floors. Many require an acoustic underlayment so footsteps do not carry to the apartment below, and some list approved products or minimum sound ratings. Get a copy of your alteration agreement early, because it can decide the installation method for you.

Step 3: Pick the Right Construction
Engineered hardwood | Solid hardwood | |
Stability over concrete | High | Lower |
Can be glued directly to slab | Yes, with the right adhesive | Usually not recommended |
Needs plywood subfloor | Not usually | Usually |
Floor height added | Less | More |
Refinishing | Depends on wear layer | Many times |

Step 4: Choose Glue-Down or Floating

Glue-down: the boards are bonded to the slab or to an approved underlayment. It feels solid underfoot and keeps floor height low, which helps at doorways and next to existing floors.
Floating: the boards connect to each other and rest on an underlayment without being fastened down. It can be quicker to install, but it can feel and sound different underfoot.
Plywood over slab: a plywood layer is installed over the concrete so the wood can be nailed. It adds the most height and is mostly used for solid hardwood.
Patterns and Wide Planks Over Concrete
Herringbone, chevron and wide planks can all go over concrete. Engineered construction makes them more stable. Our white oak chevron comes as solid wood, 2-layer engineered or 3-layer balanced, and wide boards are covered in our wide plank buying guide.

Finishing in an Occupied Apartment

Apartment living makes odor and timing matter more. Zero and low VOC finishes cut fumes in the building and in your home. See prefinished vs. site-finished floors to decide which approach fits your schedule.

Lead time planned around board approval and delivery access.
Quick Answers
Can you put hardwood floors over concrete in an apartment?
Yes. Engineered hardwood is usually the best choice over concrete because its layered core is more stable. Solid hardwood can work too, but it normally needs a plywood subfloor over the slab first.
Do I need to test the concrete for moisture?
Yes. Concrete can hold and release moisture for a long time, and that moisture can cup or damage a wood floor. The slab should be tested before installation, and a moisture barrier used where needed.
Do NYC buildings have rules for installing wood floors?
Many co-ops and condos do. Boards often require an acoustic underlayment to reduce noise for neighbors below, and some set sound ratings or approved methods. Check your building's alteration agreement before you order.
Should a wood floor over concrete be glued down or floated?
Both can work. Glue-down feels solid and keeps floor height low, while floating floors sit on an underlayment and can be quicker. The right choice depends on the slab, the flooring and your building's sound rules.
